Cleaning Overview
CARPETS: Vacuum all carpeted areas including around edges where carpeting meets baseboards. Carpets and large area rugs must be professionally cleaned per the rental agreement and following the guidelines in the Planning section above.
FLOORS: Sweep and mop all non-carpeted floor surfaces. Be sure to remove all dirt and grime from corners. Vacuum all floors and around edges of refrigerator and other appliances.
DUSTING: Bulleting these items to help them get more attention:
· Take a damp rag and run it with your finger along the tops of the baseboards.
· Take a clean wet rag and clean the walls
· Do the same to the doors and focus on ridges where dust collects.
· Baseboard heaters
· All blinds (yes, takes time)
· Wall vents (also takes time)
· Electrical outlets & switches
· Light fixtures (take them down, dump out the bugs, wipe them out) – including bathroom exhaust fans.
· Ceiling Fans & Blades
· Inside each cabinet & drawer
· Check the ceiling, around corners, and closets for cobwebs
WINDOWS: Wash windowsills and clean window tracts. Clean the inside and outside windowpanes. If the windows are not on the ground level, then you do not need to clean the outside. Report any damaged windows or screens to management. Dust all blinds and wash all curtains.
STOVE: Clean surface, rings, drip pans and area under drip pans. If rings and/or drip pans are excessively soiled, it may be a good idea to buy new ones. Drip pans should look like new, unless the initial condition report states otherwise. If the oven is self-cleaning, then run it through the cycle and wipe it out. Remove any remaining residue with a wet cloth. Absolutely do not use oven cleaner on a self-cleaning oven.
HOOD: Clean range hood topside and underneath. Remove fan filter and clean in hot soapy water before replacing.
MICROWAVE: Clean the inside and outside surfaces of the microwave. Do not use oven cleaner in the microwave.
REFRIGERATOR: Wipe out refrigerator and freezer. Clean the inside shelves, drawers, and walls as well as the outside of the refrigerator Dry thoroughly to prevent mold. If the refrigerator is not self-defrosting, do not use an ice pick or knife to loosen ice. Pull the refrigerator out and clean underneath. Make sure to dust off the top of the refrigerator as well.
KITCHEN AND BATH CABINETS: Clean all the inside and outside of each cabinet drawer and shelf. Wipe the counter tops off. Use bleach to remove stubborn stains. If any plumbing leaks are detected within the cabinet, or if there is evidence of damage from a previous leak, report this to management right away.
PLUMBING FIXTURES/KITCHEN/BATHROOM: All drains must be left free of clogs. DO NOT USE DRANO OR ANY OTHER PRODUCT THAT HEATS UP BECAUSE IT WILL DAMAGE THE PVC PIPES. Clean sinks, toilets, and showers/tubs. Ensure that all soap scum and residue is cleaned off the shower walls, sinks, and faucet fixtures. Clean hard to remove stains with a product like Clorox Clean up or Tilex Mildew/Soap Scum Remover. Do not use any abrasive cleaning products or pads. Clean around the base of the toilet, around the bowl rim as well as inside the toilet bowl. Report any maintenance problems to management. Ensure that the mirrors are clean and streak free.
WALLS AND DOORS: Remove dust and dirt that may have accumulated on baseboards. All of the doors and walls should be cleaned. In order to clean the walls and doors, we recommend using Magic Erasers. All black marks should be removed and can be done easily with magic erasers. This product will cut your time in half or more. DO NOT USE ANYTHING ABRASIVE ON DOORS. Considering we’re repeating ourselves here, it is something we will focus on.
PAINTING AND HOLE PATCHING: If walls require painting, and it is deemed that this is due to more than normal wear and tear, then you will be required to pay a portion of the professional painting and wall preparations. Woodham Property Management will need to be contacted before any work can be done. Tenants are not allowed to complete any painting themselves. Repairs to or replacement of damaged walls and/or doors will be charged to the tenant. DO NOT ATTEMPT TO PATCH ANY HOLE MARKS IN THE WALLS. This must be completed by a professional. The wall paint is an off-white color and will not match white spackle, so it will be extremely obvious if you try to fix holes yourself. To properly patch nail holes or larger, the spackle must be applied, sanded, retextured, and repainted – and even after this it is generally still visible. WE DO NOT CHARGE FOR SMALL AMOUNTS OF SMALL NAIL AND TACK HOLES BUT WE MAY BE FORCED TO CHARGE FOR SPACKLING WHICH IS MORE NOTICABLE.
LIGHTS AND FIXTURES: Replace all burned out bulbs. Do not remove light bulbs from the premises. All light bulbs must be in working condition. Dust off all light fixtures.
OUTSIDE STORAGE ROOM/ CARPORT OR GARAGE: If applicable, clean out and sweep
WASHER/DRYER: If applicable, clean outside of washer/dryer. Leave the lint filters clean and in the washer and dryer.
FRONT PORCH: Sweep and leave clean of dirt and debris.
BACK PORCH: If applicable, sweep and leave clean of dirt and debris.
TRASH: Remove from the unit and dispose of properly. No items of furniture or other items too large for the dumpster will be deposited in the dumpster area. Remove all your personal belongings, including ALL trash, clothes, hangers, food, and cleaning supplies. Anything that is left behind will have to be removed at the expense of the tenant.
PLEASE DO NOT UNPLUG APPLIANCES OR TURN BREAKERS OFF
